Eight key questions that will help you make the most of your premises


Property rebuilds or new builds for GPs as per our own experience is a nightmare. The problem with new builds is that most construction companies will not build a new GP surgery for less than £1650 per square metre because it is an "NHS compliant" building and needs to conform to strict HDM and HTM guidelines. Often GP premises an NHS builds are seen as cash cows by builders and if Gps are to take this up need to have one partner or owner GP take a full 2 days out of surgery to manage this process, take it from us - delegated responsibilities to maverick "project managers" would turn out to be an expensive responsibility and sleepless nights. Moving into PFI, LIFT or 3rd party developments are often a easy option, but often the costs to the NHS budgets are twice as much - but spares our frustrations and sanity ! Total refurbishments ( inside and outside )work well , but you need to often move out of buildings and these cost between £600 to £900 per square metre for existing buildings with no structural changes . Last word - no not trust so called "GP premises experts", most if these are the worst culprits in hiking up your prices for either a refurb or a build. -A GP partner/ owner who lost his sanity, significant monies and had sleepless nights over his Surgery's build/ refurb !
